Two identical investors, one using only their own money and one using an investment loan, thirty years on.

This chapter is an outline for now. The book is written in public: the full text, stories and cases will be added to this page, at this same address.
The chapter introduces the investment loan through a story rather than a product description: two people with the same income, age and starting assets. One invests only their own money; the other, where risk tolerance, cash flow and time horizon genuinely fit, uses an investment loan. Then the clock runs to 10, 20 and 30 years to show what capital size multiplied by time does.
The other side is written with equal weight: market declines, interest costs and cash-flow pressure are magnified too.
Borrowing to invest involves risk, including the risk that the value of your investment falls while the loan remains payable in full. This page describes how these arrangements work in general and is not a recommendation to borrow or an offer of credit. Suitability depends on individual circumstances.
